Well depending on the size you should charge by the hour or by pure square footage.
like $10-$15 a square foot and if yu think tha you are going to be doing this for a long time like several months like 10 months you should charge for time spent on the project.... but you must allways ask them what they think of the price and raise it a bit because they will try to lower it
